What are your thoughts on the new Branthaven Town Homes in Grimsby for income property?

Hi guys,

I have just discovered your website and blogs and have signed up for your next seminar. Thank you so much for providing all of this valuable advice.

My husband and I have decided we would like to invest in some income properties since my RRSP's have not done what I expected when I read wealthy barber 20 years ago!

We live in Burlington and have spoken with an agent re:properties and my husband and I think freehold towns are the way we would like to go.

The agent keeps us looking around Milcroft since there is a lack of nice rentals for all of the divorces from Oakvile (the age we live in).

I just find them so pricey and will limit the number of properties we can afford down the road.

I have discovered some executive freehold jams in Grimsby and know that the go train will move there within 5 years. My thoughts this would be good investment but she says there aren't enough good renters to draw on. What are your thoughts. I am so confused.

She isn't even keen on Stoney Creek on the lake side of the highway. We do want a higher end renter but is Milcroft Burlington the only place to get it?

Is there somewhere I can find info or research that will get me my answer.

There's a TON to cover with this topic.

1. I would focus on the "community" first. Burlington is great, we agree but the price of the properties makes it difficult to make some of them produce monthly cash flow.

That has driven us to other communities. Not Grimsby though, we prefer larger population bases like Hamilton, Kitchener, Barrie etc...

2. We agree with you - there is always demand for good rental property. Our friends in the U.S. have seen continued strong demand for theirs even during the last crazy 4 years down there.
