Is it legal to rent our a house room by room?

Hi

I see some people buy a house, do some alteration in bathroom and kitchen etc. and rent it out room by room to students or single professionals. Some rooms have their own facilities, some shared.
Is it legal (I hear it is not in some areas). Where can I ask if it is?
And is it a good idea in general?

Hi,

Yes, it's legal. Our parent's used to rent out rooms by the week in Toronto for years. $12 a week or something. They're called rooming houses usually.

However, some cities have "caps" on how many rooms you're allowed to use for this. For example, I believe Mississauga, Ontario just introduced a new by-law that limits them in Mississauga to 4. And Toronto, right next door, has no limits that I'm aware of. Brampton, Ontario has limits on basement apartments and kitchens ... so each city is different.

Your best bet is to call the city and explain what you're going to do - ask them if there are any by-laws that you should be aware of before you begin.
