Condo Buying Strategy

Hello,
I am in a process of buying a condo as an investment property. I plan to move in to this property after I retire in 8 years.
What strategy should I use? Mortgage or my line of credit (over $200,000 limit). I am considering buying more units.
Is there any great mentor in Kitchener-Waterloo that could help me?
