Is it possible to start investing with no money down? Or starting with no capital?

It's possible but it's not easy. A lot of people talk about doing "sandwich lease options" as a no money down way to get into real estate but it's too messy, tricky and can leave you in a bad legal position. We don't like them.

That would leave doing Joint Ventures (where one person puts in the money and you do all the work on the property). That's technically "no money" for you. We see this fairly often.

Or you can try and convince someone to take a "vendor/seller take-back mortgage" where they hold the mortgage and allow you to buy the property. Some banks don't allow a 2nd mortgage on the property like this so there's research to do.

So yes it's possible, just not the easiest thing to get going. Might be better to start a side business you enjoy (selling good stuff online maybe?) and raising capital to buy with your own money.
