Real Estate Prices Through The Roof But Population Down

All input, providing an understanding of the following comment, is much welcomed and appreciated.

How in the world do REAL ESTATE values, of most cities in North America, decline while here in Quebec we’ve had generations of out migration, high taxes, crappy weather, high unemployment, yet real estate is through the roof?

An Enigma Wrapped In A Riddle

Having friends and family in Quebec, I can say with slight certainty, that it is a province with it's own exclusivity. What I mean by that is that people who live in Quebec and have decided to stay, are proud of the fact and have no desire to leave...ever. The market is based on the fact that there will be a base line number of people that will always want to invest in the few quality products that are available. I have done some research and it appears that there is no "in between" in the Quebec market. You either have the lofty priced properties or inexpensive and poorly maintained "trailer park specials" That being said, those homes of any quality are going to maintain their value and consistently fetch an attractive number for the seller.
Just my thoughts on the topic...
